If I buy real estate online when do I have to close?
Most closings are within 30 days, special circumstances may apply, do read the terms, be sure to do all your inspections prior to bidding.
What are the Closing Costs?
Buyers will assume the cost to close including the Attorney/Closing Agent Fees, Survey, Bank Charges, Inspections, Title Insurance, Transfer Fees and other cost that may be associated with the transaction.
What is the Buyers Premium?
This is the fee that you will pay the Auctioneers for conducting the sale. The Buyers Premium may vary from item to item, Real Estate may be a different BP that Equipment or Collectables. Be sure to pay close attention for each item sold.
Will I have to pay back taxes or other liens?
In most cases you will get a marketable title to Personal Property, Equipment and Real Estate. Some Auction Terms may however require the buyer to pay taxes in arrears. This will be announced in the terms. Your best bet is to ask prior to bidding.
What does “ as is-where Is” mean?
That means that you are buying the item in its present condition. The seller nor the Auctioneer will warranty the item. There are no guarantees of the items condition. It is suggested that you do a complete inspection prior to bidding. There will be no repairs of replacements for any item.
When do I take possession of Property?
After all items are paid for in full. Real Estate Closings should happen within 30 days of the signed contracts. Personal Property and Equipment sales will be final when payment is made. There are no allowances for shipping, buyers must arrange for shipping of pick up of the item.
What is an acceptable form of payment?
Wire transfer, ACH Payment, Cashiers Check, Cash. Credit Cards may be allowed only under special circumstances. All payment fees are paid for by the purchaser.
Why place a max bid?
The items normally sell to the highest and best bidder. The seller can accept a bid at anytime. Placing a max bids lets the interactive bid system understand what you are willing to pay. NO other Bidders can see your max bid, Seller cannot see your MAX Bid until the Auctioneer delivers your highest and best offer. Your max bid may trigger an instant sale, be prepared to comply with payment terms.
Do I have to Place a MAX Bid?
The screen will show you the required entry. Some Formats may not require a MAX Bid, however some formats do. To increase you chances of winning the bid, then your best bet is to use the MAX Bid feature. remember the Seller can accept the best bid, even before the auction ends. i.e…if a purchaser places a max bid and calls the Auctioneer and confirms the MAC Bid and also says they will close in 10 days, that may entice the seller to accept that Max Bid under the purchase terms. If your Max Bid is higher is may entice the seller to way a little longer to close.
What if I do not see other bids?
This means the MAX Bid feature is in effect. If you see other bids then the require Max Bid feature is turned off. You can still make a regular bid as you see on the screen and you can still make a MAX bid, however as always your MAX bis is not seen by the Public or Seller until the Auctioneer Presents the Seller with the highest and best offer.
What if I do not like online Bidding?
You have other Choices Call the Auctioneers and Fax your Bid, Email your written offer to the Auctioneer, Send your Offer Overnight mail, all must accompany the required earnest money deposit.
What if I do not want to Register?
That's alright, however in order to buy the property the Auctioneers must have your contact information. The Auctioneers will not sell, trade or misuse your contact information. Registration is Free and the Auctioneers will contact you after your online registration is complete to insure you are areal person bidding.
Must I sign a Contract?
Yes, all transactions must be completed in writing with the required deposits and payment in accordance with the terms and conditions of the sale. Deposits amounts will vary from sale to sale and most all personal property and equipment requires payment in full at the time of the bid award.
